I’m a plumber and I have been doing all phases of construction & property maint. with my wife doing office work and a customer service rep. I have been self employed in construction with my wife’s help for over 20 years til Katrina wiped us out with our home & office in Lakeview. I have worked all over the N.O. area for yaers. We want to help rebuild of our native city. WE WANT TO COME HOME! We are looking for someone who has real estate resedinces or rental property who would trade a living quaters where we could live in trade for work on thier property. We can discuss the details. is it ok for the landlord to paint/renovate the house we live in, (involving nailing/power tools) for over a month (of our 9mo lease)? we are unable to use our patio, often cannot use our parking spots, cannot sleep in, when i am home during the day i have to keep the shades drawn because there are men all over the patio, sometimes knocking on the door asking me to move my car, they leave the gates open and i cannot let the dog out…… should we have rent reduction or some compensation during this? the landlord says he does not have to compensate us because it is “normal maintenance.” seems inappropriate…….
but doesnt our paying rent also give us the right to enjoy peace and privacy, as well as the use of the patio that was a part of the draw? while i am paying to live here does he not give up some of his rights to do whatever he wants on the property?
it seems inappropriate b/c right now i work nights, and during the day the house is unusable to me. i am paying a lot of money for this.
and i do not care if it is painted i am only living here 3 more months. it is a beach front “vacation” rental. some vacation

We’ve both done construction;I’ve been a superintendent twice for two major residential construction builders in my area, we have tools, I LOVE LOVE LOVE doing Interior Design (I’m quite confident in my talents), my husband LOVES redoing and making house plans (he plans to be an architect), we love business, we build our own furniture, and we love old/abused homes to remodel, fix up, and sell!! How and where and what do we do to get into this??

Someone told me they paper over the windows to hide the fact that they leave tools on site. Is this true or is there some other reason? And why just brown paper?

My husband and I are working with a builder of a subdivision we are planning on building in. We chose a home from the options this builder has for the sub. To get started on the house, we need to give him $5,000 down. However we do not have the funds saved so we are able to do a construction loan. I’ve heard so many things about construction loans and how the fees are horrible. Yet, its been so hard for me to find any information. Would the fees be that steep, even though we only need $5000 down? Is there any specific banks/companies out there that make this process easier that anyone would recommend? Any help or information would be greatly appreciated. Thank You!

My husband and I recently signed a new construction contract along with another contract to purchase vacant land in a housing development that the house is to be built on. We are in the process of applying for the new construction mortgage and we have not yet been approved. Since signing the contracts, we recently saw the first completed home in the development. We are not happy with the quality of the work by our builder and we don’t want to proceed with him. We would like to build the house with another builder in another development. The land is still vacant and construction of the house is to begin after we obtain our mortgage. In the contract for purchasing the vacant land, it’s stated that the sale is contingent upon the buyer obtaining financing. As I stated above, we have only applied for the mortagage and have not closed on it. I’d appreciate any input on this matter.

What are the differences between getting a preapproved loan and buying a already built house and going through getting a construction loan? Do you have to put money up front for a construction loan? Do you make mortgage payments while the house is being built, or do you wait until the house is completed? Is there a time frame that the house must be built within? If we were preapproved for a certain amount with a homebuyers loan, would we likely be preapproved for the same amount for a construction loan? What other differences should I know about?
